I think Hibs fixed assets were around £23m - but that may well have included HTC as well as the stadium.

Valuation of football stadiums is very subjective but more often than not is just used to show a healthy Balance Sheet.

True value of Easter Road is the land only as no-one is in the market for four 2nd hand stands, scoreboards, kiosks and corporate fixture and fittings so all clubs inflate their Balance Sheet by some variation of replacement cost of rebuilding the stadium and they call this 'The Valuation".

Hence Hibs/Hearts/"Scotland's Shame 2012" might argue their stadiums are worth £15m/ £20m or £50m or whatever so their Balance Sheets indeed look quite healthy but in reality the true future is actually much less than that.

Both "Scotland's Shame 1873" and "Scotlands Shame 2012" I am willing to bet valued their stadiums at healthy amounts of £30m plus but when push came to shove at the liquidation the true value was next to nothing as a few acre site in Govan is of negligible value and is only of any worth as a going concern football organization.
