We are budgeted by our head office on our room rate and amount of rooms sold. Of course it is to satisfy demand, Edinburgh is and always will be a popular place to visit. I mean overall, throughout the city- more rooms mean cheaper rates (or at least rates rising less quickly).
As for the profit point- you're right but at the same time the hotel is a business and it exists to make money. Your GM will be judged on the bottom line so he's no doubt anxious to ensure that it is as big as possible.
